How to choose

Four questions that settle it

  • Walk or drive? If you want to walk to dinner and the sand, start with Encinitas, Solana Beach, Del Mar and La Jolla. If a ten-minute drive is fine, add Carlsbad and Carmel Valley.
  • Old or new? The coast is mostly older homes with character. Carmel Valley and inland Carlsbad are where the newer homes are.
  • Where is work? The technology and biotech offices are in Sorrento Valley, UTC and Torrey Pines. Carmel Valley, Del Mar and La Jolla are closest.
  • Land or location? The same budget buys acreage in Rancho Santa Fe or a view near the water in Del Mar. Few buyers want both equally.

The area guide covers all 26 with prices, and the Moving to San Diego guide explains weather, schools, taxes and how to buy from out of state.
